Though we all think of Labor Day as the end of summer, the temperatures this week remind us it's not fall yet. We hope you have had a wonderful summer. If any of you have tales of summer fun you'd like to share with us, we'd love to hear from you!
Real estate in Jefferson County continues to take its twists and turns. Some weeks, offers are abundant and other weeks, they aren't. Perhaps you feel unsettled about your place in the market. As we enter the last few weeks of summer, we know everyone is trying to cram in last minute vacations, picnics, family outings, and county fairs. Just as the weather has been hot, the real estate market in Jefferson County seems to be heating up a little. In the last week, The Kable Team has received eleven offers on its listings. A mighty thank you to all who participated in Jefferson County's Relay for Life last weekend! You helped raise over $138,000 for cancer research. In addition to the money raised, twenty-four people participated in "Locks of Love", allowing their long hair to be cut and donated to make wigs for those who have lost their hair during cancer treatments. Events such as this remind us how lucky we are to live in such a caring community!

The Kable Team would like to congratulate the recent graduates of Jefferson High School. It is always exciting to watch these wonderful young people reach this milestone! We'd also like to salute the dedicated faculty and staff of all the schools in Jefferson County who have so caringly guided these students to this achievement.
All eyes have been on the table games referendum, for which Jefferson County voters went to the polls on June 9th. Voters decided not to allow table games in the County at this time. No matter how any of us feel about the issue, we all agree that it has prompted meaningful discussion and a greater awareness of our community.
Sales statistics for May are now available, in some cases confirming the obvious. Compared to May 2006, the average days on market has risen 120% and the number of homes sold is down 31.76%. Inventory is high, making it imperative that your home be priced competitively, if you do plan to sell it. Our market is better than most, but not good enough to not be realistic. The soccer fields and baseball diamonds of Jefferson County were full this weekend with kids having a great time! It's still too chilly to swim, but the area pools should be in business within the next few weeks. Shepherd University's 134th Commencement took place Saturday, with almost 400 graduates receiving degrees. Congratulations to all who received their diplomas!
Much has been written about the benefits offered to buyers by the current real estate market. While the increased inventory and low interest rates are still favorable to buyers, sellers can also find positive news in our market statistics. The market stabilization we are now seeing inspires confidence in buyers, those low interest rates make home buying a possibility for a greater pool of buyers, and this area's job opportunities continue to make it an attractive place to live. The Kable Team has been taking a hard look at the Jefferson County real estate statistics. Compared to February 2006, average days on market are up and sales prices are down. Interestingly, the number of homes that went under contract last month rose 3.33% compared to the same period last year. That tells us the market isn't as slow as the media would have us believe!

We enjoyed a winter wonderland in Jefferson County last week. Well, maybe "enjoyed" isn't the correct word, but when the sun finally came out, the ice-covered trees glistened beautifully! A warm up is forecast for this week and we aren't hearing any complaints about that!

Points Paid on a Refinanced Loan
If you refinanced, you may be able to write off the points you paid to get a lower rate on the new loan. Points paid on a refinance are deducted proportionately over the life of your loan. For example, if your new loan has a 15-year term, you'll deduct 1/15th of your points each year.
If you've refinanced before, and you have points from the previous refinance that haven't yet been deducted, you can write off the rest of those points in the year you refinance.
Points Paid on a Home Purchase Loan
The points you pay to get a lower interest rate on a home purchase loan are tax-deductible for that year. Whether you paid for them or whether the seller paid for points for you, you may be able to deduct them.
The interest you're paying on the loan(s) for your home may be tax-deductible, no matter what the interest rate . Mortgage interest is one of the best tax deductions, and some homeowners don't even know about it. The interest you deduct may be on a loan secured by your first or second home. Your deduction may be limited if all mortgages on your home total either more than the fair market value of your home, or more than $1 million ($500,000 if you're married and filing separately from your spouse); or if your home equity loans total more than $100,000 ($50,000 if you're married and filing separately). DUFFIELDS train station, the second oldest surviving train station in the United States, located in Shenandoah Junction, WV, close to Shepherdstown and Charles Town was recently purchased by an area nonprofit organization formed by Jack Snyder and others interested in railroads, with the hope of turning it into a museum. Duffields Station was constructed in 1839.
According to history, this station was not only important to the history of the Baltimore & Ohio Railroad, but also to the Civil War. Union troops of the 10th Maine unit were garrisoned at Duffields as early as February 1862. This garrison was assigned to the station because it was an important resupply point for Union forces. A battle on June 29, 1864, between Confederate troops commanded by Lt. Col. John S. Mosby and the Union garrison, is just one of many clashes that happened near the site.
