One of the tricksto purchasing a home is for buyers to obtain a mortgage pre-approval prior to viewing homes. Some of you have questioned us on on this lately, saying you "just want to look at some houses". Well, we understand that desire, but our policy is to not show homes until a buyer is ready to purchase, and a pre-approval must be in place in order to be ready. This management of the process holds a treat for you in that you will be assured of looking at homes that are definitely in your price range, which can be affected by the recent changes in the credit market and a different set of expectations on the part of the lenders. Also, when we do identify the property on which you want to make an offer, your pre-approval letter will be available to accompany the offer, a requirement of all listing agents. Not having it can slow down the process and make you risk losing the home or not being able to negotiate the best deal. The other issue of which we, as professionals, have to be aware is that when we call to set up an appointment to view a property, we are communicating to the listing agent and seller that we have a ready, willing, and able buyer.
