Selling your home can be a great move this fall, especially with inventory still hovering around the lower end of the spectrum. You will want to take all of the necessary steps to prepare the property for sale, including cleaning clutter, boosting curb appeal, and finding the best price to intrigue buyers all across West Virginia's Eastern Panhandle. However, there are a few deal breakers that can easily turn away buyers in Martinsburg, Harpers Ferry, Inwood, Falling Waters, Hedgesville, Ranson, Shepherdstown and Charles Town and as your local experts, we have listed them below to help you avoid doing so!

Pet Odors
Of course you love your pets, but remember that not all buyers in West Virginia's Eastern Panhandle will. There are many buyers that do not want to purchase a home with lingering pet odors or signs of pet damage like scratches on the floors or on the trim. Try your best to eliminate any pet odors prior to listing your home and if possible, take your pets with you during showings.

Tight Kitchens
It is no secret in the real estate market that kitchens and bathrooms can sell homes— so how do yours present themselves? If your kitchen is on the small side, take the necessary steps to help it appear bright and airy. Clear the clutter, make sure all small appliances are put away and not crowding countertops during showings, and ensure there is plenty of light. If the space is outdated, you might consider making small improvements to help intrigue buyers.

Extra Maintenance
Homebuyers in Jefferson and Berkeley County want a smooth transition into their new home. If you've recently replaced appliances like the furnace or water heater, make it known to your listing agent so they can tell buyers. If the roof was replaced, they will want to know that too! Any improvement where buyers don't feel like they are inheriting extra maintenance costs can help you avoid losing the deal.

Give the Kable Team a call today for more information about selling your home in Jefferson or Berkeley County WV! We look forward to hearing from you!

When buying a home in West Virginia's Eastern Panhandle, you're likely looking to find the best deal. After all, who doesn't like to save a little money when making the biggest purchase of their life? There are dozens of ways to go about it, from looking for Price Reduced signs to noting the number of days on the market, and with the Kable Team on your side, you can rest assured that you will find your dream home at a price you can afford.

Below are three ways to score a deal when shopping homes for sale in Martinsburg, Harpers Ferry, Inwood, Falling Waters, Hedgesville, Ranson, Shepherdstown and Charles Town:

1. Look for Price Reductions
As we mentioned above, looking for price reduction signs can help you spot a deal in Jefferson and Berkeley County WV. And even if the price has already been cut, sellers may be more likely to work out a deal with buyers depending on the number of days the home has been for sale. Remember, your agent will be able to help you find homes for sale in specific areas that fit with your budget.

2. Look for Days on Market
When shopping for homes in West Virginia's Eastern Panhandle, it's important to note how many days they have been for sale. Sellers are much more willing to cut a deal to buyers if the property has been sitting on the market. They may have already purchased another home and need to be out quickly.

3. Offer the Seller an Incentive
Even if your offer is on the lower side, Eastern Panhandle home sellers could accept it in the right scenario. Offer to move up your closing date— as we mentioned before, the sellers may need to be out in a certain amount of time to move into their new home. Or on the other hand, maybe the sellers need to stay for a few extra weeks after the closing to tie up loose ends. You never know what incentive will prompt them to accept your offer, so work with your agent on finding the best course of action.

When deciding to buy a home in West Virginia's Eastern Panhandle, you will need to take a long, hard look at your finances. You will want to make a budget, meet with a lender and ultimately get pre-approved to ensure you are fully prepared to make a home purchase in Martinsburg, Harpers Ferry, Inwood, Falling Waters, Hedgesville, Ranson, Shepherdstown and Charles Town. However, many new homeowners often find they didn't consider every cost involved and as a result, may end up feeling a sense of buyer's remorse.

Below are three hidden costs of homeownership that many buyers tend to overlook during the home buying process in West Virginia's Eastern Panhandle

Maintenance costs
Once you've been handed the keys to your Eastern Panhandle home, the responsibility of maintaining the property becomes completely yours. That means mowing the lawn, cleaning the gutters, tending to landscaping, and making any unexpected repairs that can arise over the years. Be sure you factor in expenses like purchasing a lawn mower if you don't already have one and begin building a "rainy day fund" so you are somewhat prepared when the roof begins to leak or the HVAC suddenly stops working.

Closing costs
Did you know most homebuyers are unaware of closing costs? These cover many necessary fees surrounding your purchase like your home's title, loan processing fees, and the like. Ask your lender what your estimated closing costs might be so you can plan for them accordingly and avoid a surprise at the closing table. The last thing you want prior to getting your keys is learning that you need to write a large check! It helps to have the funds ready in advance!

Routine costs
There are certain costs that every homeowner must pay each month— including homeowners insurance, taxes, and utilities—so be sure to factor them into your overall budget. Once you've covered the down payment and earnest money, the costs do not stop there! Every home in West Virginia's Eastern Panhandle will have these routine costs and new homeowners should be well aware of them prior to walking through their new front door!

You can count on Kable Team Realty to make sure there are no surprises or obstacles surrounding your home purchase and if there are, we will help you address them as easily as possible! Give us a call today for more information about buying a home or available properties in Jefferson and Berkeley County West Virginia!

It's a new month! That means it's time to take stock of your Eastern Panhandle WV home, carefully looking for anything that can stand to be repaired before we head into a new season in just a few short weeks. Below is a handy checklist of tasks to complete around your home in Martinsburg, Harpers Ferry, Inwood, Falling Waters, Hedgesville, Ranson, Shepherdstown and Charles Town this August— we keep them simple so you can get back out to enjoy the beach and the rest of the dog days of summer!

Clean the gutters
Summer is full of sunshine in Jefferson and Berkeley County West Virginia, but the occasional thunderstorm does come through! What these summer showers leave behind is debris and standing water in gutters if they are not properly cleaned to allow for drainage. August is the time to get up on the roof and to inspect the state of your gutters and drains.

Get rid of bugs and yard pests
Did you know that wasps tend to ramp up in volume in late summer? If you have wasps or other stinging bugs around your Jefferson or Berkeley County home, now is the time to spray or eliminate them altogether. First identify where the wasps are coming from, usually close to the ground or under gutters and eaves, then spray their point of entry and exit. You can repeat this step every few days until you no longer see them.

Prep your furnace
With the sun shining, it can be hard to think ahead to the colder months, but you will thank yourself later! Have your furnace inspected now during the summer so you can avoid the system breaking down when you need it most. HVAC companies typically run specials before the winter so keep your eyes peeled so you can take advantage of them!

Give Kable Team Realty a call today for more information about your home value in West Virginia's Eastern Panhandle or selling your property in Martinsburg, Harpers Ferry, Inwood, Falling Waters, Hedgesville, Ranson, Shepherdstown or Charles Town!

Enjoy your summer!
