Eastern Panhandle WV Real Estate Blog
Tuesday, 04 March 2014

The winter will soon be winding down and soon after, the housing market will really be heating up. According to a new study, the number of existing homeowners planning to buy a new home on the Eastern Panhandle is about to change significantly. Compared to the numbers in past years, the real estate market in Charles Town, Ranson, Shepherdstown, Harpers Ferry, Martinsburg, Inwood, Falling Waters, and Hedgesville will soon be flooded with motivated homebuyers this spring.

So, how can you stand out in a sea of Eastern Panhandle homebuyers? How can you be certain you will come out ahead with a new Jefferson or Berkeley County home this year? Below are some tips to follow to make sure you give yourself the homebuyer edge in West Virginia real estate.

Get Your Finances In Order
One of the first things you should begin on your homebuyer journey is lining up financing. Regardless of how you feel about your ability to secure financing, the seller may not feel the same way. They may be in a hurry to sell and want to know that they don't need to worry about the deal falling through due to the mortgage.

Get pre-approved— which is an extensive process involving paperwork to document your income and assets, as well as a mortgage application form. This will give both you and the home seller peace of mind and should give you an edge right from the start of your Eastern Panhandle real estate journey.

Be Flexible
When you're competing against many other homebuyers, the best thing to do is be accomodating to the home seller. There may be some homebuyers in West Virginia real estate who are rigid on dates, numbers, and a wealth of other aspects of the home sale. When you show you are willing to work with the home seller, especially with no contingencies like your own home sale, you will win points and stand out. Home sellers want to work with a buyer that can make the sale as quick and easy as possible, with no extra hoops to jump through.

Do Your Research
Do your research on why the home seller is moving. In a sea of homebuyers, it may help to add a personal touch to your application and include a personal letter detailing why you want this particular home in Jefferson County or Berkeley County. As homebuying (and home selling) is an emotional process, you can appeal to that. According to one real estate insider, you should "make sure the seller knows what you do," especially if you're in an occupation that "speaks to the hearts of people" like a firefighter or teacher.

Move Quickly
If you love a home and it fits all of your homebuyer needs and wants, you may want to act fast. Chances are other homebuyers are falling in love with the home too and may have already started the process. Is the home in a great neighborhood? In your price range? Move quickly! Sometimes it can come down to a mere matter of minutes between a rejected offer and an accepted offer.
