House-hunting in West Virginia's Eastern Panhandle brings a host of factors to search for— number of bedrooms, square footage, the right neighborhood, proximity to schools and commute times. With all of these on homebuyer minds, it can be easy to overlook elements that can stir up trouble after you've been handed the keys.

When you arrive for a showing at a home in West Virginia, you may think about checking the gutters, but there are a few other signs to watch for. Do you notice puddles of water pooling in the yard? Does the yard slope back toward the house? Are the gutters in bad shape?

Drainage can be a major issue for homeowners, especially during the winter and spring seasons, so put this on your list as you head out to find your dream home this fall.

Older homes in Charles Town, Ranson, Martinsburg, Harpers Ferry, Shepherdstown, Falling Waters, Inwood and Hedgesville can indeed deliver on charm, just be on the lookout for older elements that can be troublesome, like windows. Older windows, including those that don't open, may need to be replaced or you do run the risk of losing energy throughout the year. Also, consider if you need to purchase storm windows which is an additional expense you may not be willing to take on when purchasing a home.

Air conditioning
