Did you brave the crowds and traffic at the malls this weekend? If so, we hope you finished your shopping and can relax and enjoy all the sights and sounds of this wonderful time of year!

The real estate market in Jefferson County continues its strengthening trend. According to the November statistics just released by the Metropolitan Regional Information Systems, Inc., the average number of days homes were on the market in November was 76, down from 97 in October. In addition, the average sale price as a percentage of the average list price was 94.31%, as opposed to 90.54% in October. This stabilization promotes market confidence, which is advantageous to both buyers and sellers. Steady interest rates should mean additional positive news for the real estate market as we head into 2007.

Last week I attended a Star Power real estate conference along with Tracy Kable, one of my team buyer agents. We attended this conference in hopes of learning new ways to bring more buyers to your property.

Star Power is a national real estate training company founded by Howard Brinton. The conference brings top agents from around the country together to help each other succeed by sharing good ideas and putting together new marketing strategies.

The conference confirmed what we all know, the real estate recession, or slow down, is nationwide. Fortunately, even though our market is soft and our listings are not being shown as often as we would like, we are not in one of the hardest hit areas.

We are happy to inform you that we came home with new ideas. Believe me, we do not like your property being on the market for a long period of time any more than you do. We have implemented the following procedures to further market your property:

A) additional attention to our websites, working with our providers to ensure top visibility;

B) as price and condition are the #1 determining factors in getting buyers to your property; pinpointing the target market for your buyers;

D) targeting the rental market, letting them know this is the time to buy with interest low, prices reduced, via postcard mailings to transfer areas;

E) letting buyers know this is a great time for them to get into that larger home.
