Throughout the process of marketing our home in today’s challenging market, each of the Kable crew was accessible, capable, professional and personable. In this profession, being personable must rank nearly as important as professional experience. Selling a longtime home can definitely be stressful, so it was important to feel confident with each of the team members but also enjoy working with them. Developing a warm connection with prospective buyers can probably also be crucial to a successful sale. One offer we got might have depended on conventional financing but they had the option of offering cash; our Kable representative persuaded the potential buyer that a cash offer would be a very strong contender in the eyes of the seller and, indeed, that is the offer we chose among many competitive bids. It seemed there was mutual respect between the Kable team and agents from other agencies which may also be an additional helpful component to drawing potential buyers.

We hit the market at just the right time so that the many competing offers could have been overwhelming to choose among. The Kable members create a spread sheet which very comprehensibly organizes the offers by descending order of the amount offered and describes associated details about the financing and intended prospective use for the property (such as a rental, a BnB, or full-time residence, etc.). Our primary agent, Natasha Fogle, had developed an astute sense of our priorities, which helped guide us well in selecting the offer we accepted. Throughout the bidding process, Kable members also kept in regular touch to talk over and advise us when a couple of early offers came with a stipulated time limit.

My brother-in-law is a realtor who explained how important the online imagery is to promoting a property. Natasha bragged about their photographer and it was no exaggeration. A friend searching for a home said she’d visited at least a hundred sites and the photos of our house were the best of any she’d seen. One friend claimed she drooled with envy when she visited our online listing. In the course of five days, we scheduled over 52 showings which, in part, is a tribute to the photographer’s fine work. My girlfriend and I recently purchased our first home and John was extremely helpful with the process. Let me say this was also a new construction that had not even broken ground so needless to say there was a lot of questions before signing the contract.

When we first shown interest in this home being build we did not have a buyers agent and had already scheduled a meeting with the builders agent. After some reading and research i wanted to get a buyers agent since this was highly recommended by multiple sources. I called John up 1 day before we had our first meeting and spoke with him and he immediately said what time is the meeting i will be there! I was absolutely excited he jumped at this and dove right in head first. after speaking on the phone i found he was very knowledgeable in new constructions and has worked with this builder and his agent a few times now. There was a good relationship but also did not feel like he was working for them. He was dedicated to making sure we as the buyers got all we wanted within the constructs of the builder.

Moving forward to the process of building. Through out the process of watching the home being built we had many questions. I would email/text/call John and he was always there to help. he was an open book of knowledge in this and was also straight forward if something we were asking about was just not possible or if he needed to look into it more himself.

We recently sold a home with realtor, Tracy Kable. This is the second time we have used Tracy – the first being our home purchase in 2015. We’ve known Tracy personally for years. She was very informative and professional throughout both transactions. The listing process was easy as we worked directly with Patti King of her office. We were informed of showings automatically via text and email and even received feedback from those who viewed our house. My wife and I just closed on our first house and it would have never happened if it weren't for Anne and her team professionals. This was the best real estate experience we have had. Randy and Tracy Kable were both very responsive and helpful to us throughout the selling period. They gave us good advice on setting the price, which we realized in relatively short order - about 4 months. Our listing price had very little room for negotiation, which we communicated from the start, and we never felt pressure from the Kable Team to reduce our price. We also liked the digital marketing strategy used by the Kable Team. The unique website and mobile website was well developed, and the pictures they used did a good job of displaying the desirable aspects of the home. In fact, after the "text for more info" sign was displayed in front of our home, I texted it and received a call from the Kable Team's buying agent the following day, confirming they do follow up on leads.
